About the Lake Havasu, Arizona Area

Lake Havasu City, Arizona

History

Lake Havasu City was founded in 1964 by Robert P. McCulloch, inventor of chain saws and small engines, after he purchased approximately 19,000 acres at a public auction. His goal was to create a recreational paradise along the shores of the Colorado River.

In 1968 Mr. McCulloch bought the London Bridge for $2.5 million dollars from the City of London. The bridge was disassembled, and the marked stones were shipped to Lake Havasu City and reassembled for another $7 million. This took 3 years to complete! It opened in October 1971. It has been claimed that it was bought in the mistaken belief that it was the more grandiose Tower Bridge. The bridge was dedicated in 1971 and has become the second most visited tourist attraction in Arizona next to the Grand Canyon.

New Regional Mall

Projects under way include Lake Havasu City's first regional mall, The Shops at Lake Havasu. The Tennessee-based development company Wolford Development will construct the 741,871 sq ft (17 acre; 68,922 sq m; 6.9 ha) mall at an estimated cost of between $80 million and $118 million. Construction is already underway and is scheduled to include a cinema with an enclosed food court and a water feature.

The mall's anchors are Dillard's and JC Penney's. JC Penney's is moving from a smaller store in a plaza to a regular mall sized department store. Walmart is also going to operate a Supercenter store in the mall which will feature a more upscale look with earth tones. The Walmart will be one of the biggest in the nation with 2 restaurants rather than the traditional one.

Complete Renovation of Historic Downtown

Real Estate Tips
Buying Land and New Construction >Buying Property to Build

The ideal piece of land cannot be purchased without due diligence. Say you notice a lot for sale in a suburban area that looks like a perfect place to build your dream home. Buying undeveloped land can provide an opportunity to build a house that will meet your needs, but you will need certain information before you sign on the dotted line.

Most suburban areas have zoning regulations which govern the type of structure that can be erected, the dimensions, and even the material used on the exterior. Historic preservation groups work with builders in many areas to ensure that any new construction fits in with the existing buildings. If you want to build out of the city limits, check the availability of public utility services and the cost of bringing those services to the site. Local planning and zoning boards can provide you with information about proposed development that could change your quiet country lane into a busy street.

It is a good idea to consult an architect and a zoning expert to confirm that your vision will work on the property you have selected.
